1360 Queens Avenue
West Vancouver, BC
PROJECT VALUE | $7 million PROJECT SIZE | 3530 square feet
PROJECT SCOPE |
The site is located at the Upper Levels Highway at the end of Queens Avenue. The challenge of the site was that the noise of the highway would be very disturbing.
The design response was to create an ‘L’-shaped house which would create a sound buffer with very limited number of windows on the upper floor. The lower floor is protected by the berm room the highway and sunken entry to the house.
The result is a very sculpted house with very simple but powerful composition with a fully glazed ‘quiet’ protected area leading from the kitchen, living, dining and family room to outdoor living.
The L-shaped plan of the interior has a fully open plan with living, dining, family, and kitchen which all flow into each other, whilst a mill work wall creates a private space for the study and the open stair creates a sculpted vertical definition.
The master bedroom opens onto the roof over the kitchen.
The house has used all recyclable exterior cladding, Heat Recovery Ventilation, low-flush toilets and enhanced window systems and insulation.
